Carroll County had 1,423 properties with foreclosure filings during the first six months of 2012, resulting in one in every 31 homes being in some state of foreclosure. That’s a 21.6 percent increase over the last six months of 2011, when there were 1,170 filings, and up 29.9 percent over the first six months of last year, when there were 1,095 filings.
Only Newton County, ranked highest, and Walton County, ranked second, had higher foreclosure rates than Carroll County. In both those counties, one in every 26 homes is in foreclosure.
Douglas County, which earlier this year was ranked first in foreclosures, was ranked fifth in this latest report, with one in every 32 homes in foreclosure.
Douglas County foreclosures for the first half of this year were 1,631, up 8.4 percent from the last half of 2011, with 1,504 foreclosures; and up 15 percent from the first half of 2011, with 1,418 foreclosures.
“Foreclosures remain a significant challenge in Georgia,” said Susan Adams, coordinator of Piece-by-Piece, an Atlanta regional program to respond to foreclosures. “Georgia was a hot bed for sub-prime loans and predator lending and we’re now paying the price for that.”
Adams said another factor accelerating the foreclosure process in Georgia is the fact that foreclosures don’t have to go through the court system in Georgia, as they do in other states.
In other Georgia counties, adjacent to Carroll:
• Coweta County is ranked No. 26 in the state, with one in every 59 homes in foreclosure. Coweta had 851 foreclosures in the first half of this year, up 10.7 percent from 769 during the last half of 2011, and up 9.5 percent from the first half of 2011.
• Haralson County is ranked No. 35 in the state, with one in every 69 homes in foreclosure. Haralson had 177 foreclosures in the first half of this year, down 3.3 percent from 183 in the last half of 2011, but up 6.6 percent from 166 in the first half of 2011.
• Heard County is ranked No. 118 in the state, with one in every 245 homes in foreclosure. Heard had 21 foreclosures in the first half of this year, down 40 percent from 35 in the last half of 2011, and down 25 percent from 28 in the first half of 2011.
• Paulding County in ranked No. 14 in the state, with one in every 44 homes in foreclosure. Paulding had 1,195 foreclosures in the first half of this year, up 12.6 percent from 1,061 during the last half of 2011, but down 9.7 percent from 1,323 during the first half of 2011.
• Georgia ranks third in the nation in foreclosures, with one in every 63 homes in foreclosure. Georgia had 65,342 foreclosures during the first half of this year, up 5.5 percent from 61,962 during the last half of 2011, and up 7.4 percent from 60,870 during the first half of 2011.
In the United States, one in every 126 homes is in foreclosure. The nation had 1,045,801 foreclosures in the first half of this year, up 1.5 percent from 1,032,142 in the last half of 2011, and down 10.6 percent from 1,170,402 during the first half of 2011.
